 Spring City Rancheros ranges from 6800 to 7500 elevation it is close to Pine Creek Ranches and right next to Whispering Pines III. It is mainly for recreational use since access is by snowmobile in the winter.  Power is by your generator and water is carried in. The properties are 1.29 acres to 5.04 acres.  They vary in price from about $20,000 to $39,000.

Access:  Spring City Rancheros is a recreational subdivision with limited access during the winter months.  During the winter months many of the roads are to muddy or if the ground is frozen  the main access is by snowmobiles.  Spring City Rancheros is a gated with access limited to owners.  Driving time is approximately one hour to Spring City Rancheros from Provo and about one hour and forty minutes from Salt Lake city.                                                                                           

Water:  Sanpete county requires an "onsite" water source to get a building permit except for the subdivisions designated as "Dry Subdivisions"or that have a community water system. In the dry subdivisions you are not required to have a "water share" or well right to build but you will have to have a 1000 gallon water storage meeting the counties specifications.      Water shares are necessary if you want to drill a well.  The state requires a 1/2 share for a recreational cabin.  You can find shares through "the nickel" or other sources for $2500 to $5000 for 1/2 a share. Power:  For most of the Subdivision is by Generator.

Conditions ,Covenants & Restrictions: There are covenants and restrictions but they are not real strict and they are not enforced very strictly at the present time.

Shopping and Commercial areas: The nearest shopping is in Mt. Pleasant There are a number of restaurants, a hotel, fairly large grocery store, hardware store, bank, pharmacy and various other stores.   Ephraim is approximately 10 miles from Mt. Pleasant and it has a Walmart.  Fairview is just north of Mt. Pleasant and approximately 15 miles from Spring City Rancheros and has  several gas stations, a couple of small restaurants and an atv outlet.  It also has a nice museum with a full size Wooly mammoth skeleton, as well as, sculptures, painting and many other items.
